1) What are the move-in costs?
The application fee is $75, the admin fee is $150, and the security deposit ranges from $500 up to one month’s rent.
2) Are utilities included in the rent?
Water, sewer, electricity, trash, and pest control are not included. Water, sewer, trash & pest control are paid with your rent; electricity is through the provider of your choice.
3) How long is the lease term?
Lease terms between 6 and 13 months.
4) When are late fees charged?
Rent is due on the 1st and late on the 5th of the month. The late fee is 10% of the monthly rent (regardless of the remaining balance).
5) Is renters’ insurance required?
Yes, renters’ insurance is required.
6) What is the policy for breaking the lease early?
A 60-day acknowledged written notice to vacate is required, and an early termination fee equal to two months’ rent is due 30 days after giving notice.
7) How is rent paid?
ACH, debit, or credit via the online resident portal, or through a Walk-In Payment System at participating retailers. Rent is not accepted at the office.
8) What is the pet policy?
Pets welcome (breed restrictions apply). Fees: $350 per pet; monthly pet rent: $25 per pet.

No, apartments are not furnished.
13) What is the guest policy?
Guests may stay up to 14 days without being added to the lease.
14) How do I submit maintenance requests?
Submit via the resident portal. Emergency maintenance requests are to be submitted in writing.
15) Is there 24/7 emergency maintenance?
Yes.
16) How is pest control handled?
By request every Monday.
17) What is the neighborhood like?
Metro setting near H-E-B, CVS, Target, Walmart; dining such as Cyclone Anaya, Christian Tailgate, Fish Sushi, and Lost & Found.
18) How are packages received?
Package Concierge locker system.
19) What is the lease renewal policy?
60-day notice to vacate required. If you do not renew prior to expiration, your lease converts to month-to-month with a new rate.
20) Is subletting allowed?
No, subletting is not permitted.
21) Do apartments include washers and dryers?
Yes, all apartment homes include a washer and dryer.
22) What appliances are included?
Refrigerator, range/oven, dishwasher, microwave, garbage disposal, washer & dryer.
23) Is additional storage available?
No, storage rentals are not offered.
24) Internet and cable options?
Wired for many providers such as Xfinity and AT&T.
25) Income requirements?
Minimum monthly household income of 3× the monthly rent.
26) What schools is the community zoned for?
Gregory-Lincoln Education Center (Elementary & Middle/Junior High) and Heights High School.
27) Nearby grocery & shopping?
H-E-B, CVS, Kroger, Walmart, Target.
28) Nearby hospital?
St. Joseph Medical Center — approximately 1.2 miles away.
